Note on Note

SKW Funding originated $30 million in financing to facilitate a Sponsor’s Debtor in Possession (“DIP”) loan through bankruptcy proceedings secured by a property in Manhattan’s Upper East Side. The loan was converted to a first lien mortgage when the sponsor exited bankruptcy. The property is a mid-construction, condo conversion which will feature high end condominium units and ground floor retail.

SKW Funding provided a first lien mortage in the amount of $15 million to finance the remaining construction of a flagged hotel in Long Island City, Queens in April 2019. At closing the project was mid-way through construciton and is slated for completion by 2020. Upon completion the hotel will have over 100 keys with direct subway access to midtown Manhattan and unobstructed city skyline views

SKW Funding upsized an existing construction loan to $9.2 million for the ground up construciton of a mixed use residential and retail condominium building along the border of Boerum Hill nad park Slope, in December 2018. The property will be improved by an amenitized, eight-story, 18,000+ square foot building including 1,500 commercial square feet and eleven residential units. SKW closed with both a first lien mortgage and mezzanine facility in order to help reduce closing costs and maximize borrower flexibility

SKW Funding capitalized an $8.88 million acquisition of an approx 46,000 square foot community facility property in July 2018. While the property is currently being leased by a charter school, it can be repositioned to residential use based on the as of right residential zoning for 32,000 net square feet above grade.
